Livingston Farm is the $65M transformation of an abandoned 100 acre Catskills dairy into a landmark upper upscale agritourism resort & residential community centered around a working 20 acre regenerative farm that grows crops for on-site consumption as well as our sister restaurant Wren of the Woods.
The site is walkable to Main Street Livingston Manor yet offers an immersive natural environment to be complemented by sustainable building techniques using natural materials as well as abundant outdoor recreation and educational opportunities.
Wren of the Woods in the thriving Hudson Valley hamlet of Armonk, NY is the $5M transformation of an abandoned historic building into a unique New American farm-to-table restaurant from Executive Chef Roxanne Spruance that showcases the rich agricultural heritage of the region by sourcing produce from Livingston Farm and other local growers. It will host a lively bar & entertainment program while producing zero trash by upcycling all food waste into substrate for mushroom growing at our urban farm 5 Borough Fungi.
5 Borough Fungi is the $5M development of a long-vacant lot in Manhattan’s storied Harlem neighborhood into a state of the art vertical mushroom farm operated by Peat Farming, an NYC-based urban agriculture company that repurposes food waste from local restaurants including Wren of the Woods into substrate for growing gourmet mushroom varieties while composting waste materials for use at Livingston Farm. A portion of proceeds will support local community causes in Harlem.

Circular uses the latest geospatial technologies to power a proprietary interactive 3D mapping platform called Atlas.
Atlas allows for unprecedented efficiency in due diligence, planning, design, & visualization of Circular’s project pipeline.
Atlas gives Circular a competitive advantage by aiding in acquisitions, entitlements, capital raising, and marketing activities.
Manager
Stefan Martinovic is the Founder & Manager of Circular Enterprises LLC. He is a seasoned innovator and serial entrepreneur with expertise in real estate, economic development, technology, and investment management.
Nearly the entirety of Stefan’s professional career has been a focus on applying emerging technologies to real estate development. He is a Professor at the NYU Schack Institute of Real Estate and was recently an Entrepreneur In Residence at Tenney 110, a subsidiary of AmFam Group, where he launched new real estate technology ventures.
Stefan held key roles as VP of Business Development at Placer.ai, a $1B location analytics technology company. He served as VP of Investments at Midwood, a $2B owner-developer with a 140 property national portfolio across 10 states, positioning Midwood among the most progressive institutional investors in NYC CRE.
Stefan was the Real Estate Board of New York's first Director of Innovation, where he launched NYC's Multiple Listing Service. He Co-founded and was CEO of Create.io, a VC-backed software startup pioneering property data & 3D maps for urban development.
Stefan is a member of the ULI’s Technology & Innovation Council and an investor and advisor to numerous real estate tech startups. He holds an MBA in Finance from The College of William & Mary, and a BBA in Finance from Seton Hall University.
